Anyone interested in living by the lakefront? There are so many options when searching for the right Toronto condo not only to live in but also as an investment opportunity. Many factors should be taken when deciding, location, floor plan, building amenities, maintenance fees and price are all key components before pulling the trigger.

 

My personal criteria from an investment prospective have always been to buy a unit by the lakefront that has 2 bedrooms with 2 baths. The bigger sized suits are not only high in demand but have a greater ROI (return on investment). As far as location, I have always been attracted to the idea of living within a stone throw of the water, and if I want to be close to the lake then it makes sense that any prospective tenant would want to as well. Some would argue that being in the downtown core is higher in demand and that might be true but I would rather over look the lake than the concrete jungle that the downtown core is becoming. I also prefer the west end of the city over the east as the east side of Toronto never really appealed to me, being in the west has everything I need, with access to all major highways within minutes and having Pearson International airport a short driving distance away always helps. Maintenance fees combined with the condo corporation will play a big role in my decision as I want the best bang for my buck; this is the tricky part in this whole endeavor. Finding the right balance between how a building is being maintained and keeping fees low is tough for any board of directors. There are only a handful of buildings that meet my tough must have's list.

 

One of the buildings that has all this and more is 15 Windermere Ave, a short walk to the lake, in a location that so much more to offer, you have the lake which in itself is great but you also get bike trails, great restaurants, scenic views, public amenities like sunny side swimming pool and a short walk to Ontario place. Did I mention that you will also have the perfect seat to all the summer events that happen! The air show for one is awesome and who doesn't like watching all the yachts that pass by. This building is high in demand not only because of its location but also because of how its maintained and the very fair fees that include water, heat, hydro, central air conditioning, building insurance plus all your common elements. A unit that is over 1000 sq ft and only paying an average of $600.00 per month is better than fair. This is why when a unit becomes available it is sold within the thirty day mark.

 

Well not to worry my friends as a penthouse that houses more than a 1000sq ft with 2 bedrooms plus a den and 2 baths has just been listed for less than $450.00 a sq foot! That's very reasonable. If you haven't visited 15 Windermere yet, I suggest you do before buying a Toronto condo! This particular penthouse house has a stunning view of the lake and features an upgraded kitchen with maple cabinets, stainless steel appliances, granite counters and breakfast bar. A open concept living and dining area with hardwood floors and walk out to a balcony that will leave you breathless with its view. The master bedroom features a 4 piece ensuite and over sized walk in closet, the second bedroom has its one walkout to the balcony and a full walk in closet as well. It's a show stopper and I know any one that comes to visit will appreciate it. Seeing it only in full colour will do it justice!
