Voyager II, by Monarch is another edition to the Waterview Condominium collection. This edition to the Waterview is located at Lake Shore Boulevard W and Park Lawn Road. This spectacular 15 storey tower containing 194 suites is located directly east of Voyager I. Together Voyagers I and II share a centre podium filled with a vast number of amenities. This luxurious condominium gives the residents access to a fully equipped exercise room, a 2 storey indoor pool with a sauna, whirlpool, spa and recreation room. To top it off Voyager II contains a media room, cyber lounge, billiards table and a virtual golf simulator. Let’s not forget to mention that this is also a Wi-Fi building.

Monarch by far is what makes this building so attractive, the name Monarch goes along way when people speak of Toronto condos, the first question buyers ask is "who is the builder" when I show all different types of lofts and condos around town. When the name Monarch comes out of my mouth, most Toronto home buyers say that’s a huge selling feature.
This builder goes all out and the Voyager is no exception; with 9 foot ceilings, stainless steel appliances, granite counter top and seamless glass showers is just the tip of the iceberg. They also upgraded all the chandeliers at no extra cost to the buyer when it was first released in the early part of the decade.
The building also appeals to investors as the rents are quite high; a 2 bedroom with 2 baths will command anywhere between $1800.00 per month to anywhere as high as $2300.00 per month; if the unit as the south east view with a parking spot could fetch an even higher rent premium. From a Toronto real estate investment, it generates a positive return.
The only drawback that I can find is the monthly maintenance fee is somewhat higher than other comparable buildings in the downtown core. A 2 bedroom with 2 baths at an average of 1000 sq ft is going to cost the unit owner around $700.00 per month, that's a little steep but at the same time the condo board is very meticulous in how the building is run. This could also be a tactic from the board, having implemented to keep lower income Toronto home buyers from purchasing units in the complex; higher fees equal a more selective type of buyer.
The building also has a very diverse residence with a good variety of young professionals and families. I would also estimate that about 20% of the units being rented. If you’re looking for high end finishes and you don't mind paying a little more in your maintenance fee then Monarch's Voyager might be the right fit for you.
