As a Toronto Realtor selling and also investing in the Toronto Condo market I have seen a vast shift with first time home buyers seeking a condo rather than a home in suburbia, even though it’s no secret you would get a lot more bang for your buck in a newly developed home or even a resale for that matter in the 905 area code. It seems that the younger demographic is eager to move away from the suburban lifestyle and come back into the city. I also noticed this trend is continuing with couples that are thinking about starting families, condos are their first preference over a home in the city. Could this be because Condo’s that are for sale in Toronto are more affordable over a home? It has more do with it then that.
Living in the city in a Toronto condo offers a very unique type of lifestyle, especially with the young savvy professional who wants nothing to do with home maintenance. The same is true for all the younger couple starting families. Once the children come along it’s much easier to entertain them as they grow with all the amenities these buildings offer. Even the deeded H.S.T hasn’t really affected pre construction sales as we all thought. Being a real estate agent, I will say this though; it has been and always will be better to buy a resale unit rather than a pre construction condo any day! Greater Toronto REALTORS® reported the leasing of 4,664 Toronto condo apartments during the September to December 2011 period – up two per cent from the 4,563 units leased during the same time-frame in 2010. While the number of transactions was up, the number of apartments listed for rent through Toronto MLS during the last four months of 2011 dropped by seven per cent compared to the same period in 2010.
